Review 1:It was overpriced for what it was. The bed was so hard my back was aching the whole holiday and you get charged £2 pp extra for the pool (it doesn't state this anywhere!) The sofa bed was awful - old, springy and thin - luckily it was only my 4 year old sleeping on it so he didn't notice to much. Our too didn't get cleaned or looked at during our stay so we ran out of toilet paper and had a dead fly hanging from a cobweb on the ceiling so maybe they should look at checking rooms everyday. Also there were discos until 11pm-12pm each night which were so loud they kept us all awake til finish.
Review 2:The staff were so helpful and polite, especially a man at the front desk and a handy man. The extra amenities in the kitchen I.e. Stove, hand towel, bowls plates cutlery etc were appreciated. The location was good as was very near the lovely Lyme Regis and about 7 miles from Seaton and Beer.
Review 3:Although warned about noise it was invasive and went on till midnight!
Review 4:Locations is fantastic for access to charmouth beach and it is only a short drive to Lyme Regis. Room was spotless
Review 5:the food was very poor. the bed was uncomfortable and the bed settee mattress was stained. There were quite a few cobwebs in corners and the fridge smelled. The room was located above the bar and was noisy until the bar closed.

Review 7:Tried go have fun in the games room but nothing worked and it really needs updating. Also there are no local shops so would need to pack enough supplies or would be driving to shops in the next town.
Review 8:The room was very nice. Ideal for a 3/4 night stay. Entertainment also on each night which was fun in the evening.
Review 9:Unfortunately the kitchen had a bad smell to it that meant we had to keep that door shut the whole stay, otherwise it smelt the room out. Also, the disposable packet soaps were open and used, so weren't thrown away from the previous guests before we were given the room.
Review 10:A lovely location with good entertainment and indoor pool area. Close proximity to Lyme Regis and a short walk away from Charmouth beach.
Review 11:Fridge was soaking wet as been switched off. Light in bathroom didn't work . I was offered a different room but as only had two nights wasn't worth the hassle moving gear to another room. Food they served was poor . Pool table didn't work at times.
Review 12:There appear to be no noise rules so the room next to us was very very loud until almost 1am - please have a quiet after 11pm. The pool shut too early and opened too late, due to limited staff on duty. They knew there were 3 of us but left towels for only 2 of us but reception closes early and the bar staff don't know much beyond handing keys over.

Review 15:we took our grandson, who is10, we had a one night booking,but changed to 2 nights he was over the moon with the pools as were we, with all the complex, the staff were very helpfull we will be back to.

Review 19:The holiday park is in a great location. Really accessible for travelling to/from and around without a car with two bus routes and stop right outside. Great for children too, with access to soft play area, pool, activities and evening entertainment all included in the price. Charmouth beach and the high street are a 10 minute walk away. It's a lot quieter than Lyme Regis and i think nicer too.
Review 20:Extremely noisy at night, the walls seem paper thin in this regard.
Review 21:Fantastic location, facilities were adequate for our short stay. Great little on-site shop that is well stocked.
Review 22:The accommodation was totally inadequate for our party as there was no designated seating area just 3 rooms, shower room, twin beds in 1 room (no T.V,) and the main room had a double bed, t.v., very small round table with just 2 chairs (4 in party) and an area that contained a sink, kettle, toaster and microwave, unable to say kitchen as no cooker. There was an electric stove under the sink which we felt was inadequate for us to cook with. The lack of airflow in the accommodation was at times stifling as the weather was humid and showed more in the entrance halls to the apartments as there was a smell of stale air constantly.
Review 23:The outdoor pool although small was clean and heated, also the lifeguard was extremely helpful and polite.
Review 24:Excellent overnight stay, room was more than adequate and clean, with TV. Nice clubhouse with bar , pool tables and food etc . Didn't use the pool but my grandkids tell us it's good. Would recommend , thanks Newlands
Review 25:We booked a family room. Based upon the fact its called a 'family' room!! I have a 2 year old. This is not a room that caters for young children!! I would advise that you book the rooms with extra bedroom. There is only 1 plug socket in the kitchen to run all appliances. No one comes to run the hoover round so by the end of the week (with a toddler) you can imagine the crumbs!!! The shop rarely opened on time. Take your own fan if the weather looks good!!
Review 26:The weather was beautiful!!! This site is so close to everything! Charmouth beach is lovely, west bay is wonderful and Lyme Regis are all minutes away! The site is friendly and clean with loads of parking. Lots of play areas on site fir kiddies.
Review 27:Unable to get onto wifi, although 3 in our party asked, the lady on reception didn't have much patience, we did follow her instructions..told to use the laundry room when asked if we could borrow an iron..same receptionist

Review 30:We were in room 5 above the shop, and almost every morning we were disturbed by slamming doorsfrom other rooms. We ordered a takeaway from the bar one evening and had to wait almost 40 mins for a simple order, the restaurant was almost empty.

Review 32:The room was clean with appropriate furniture. Also there was a small kitchen with a fridge freezer, microwave, toast, kettle and everything you need, though there was no cooker. The staff was friendly.
Review 33:Expensive for a 2 night stay, half the channels on the tv didn't work other than basic bbc1, bbc2 etc. beds seemed like they needed a new mattress with horrible sounds from the springs.

Review 42:We originally booked a motel room but the bed was so uncomfy, the shower was barely a trickle. Also, quite old fashioned. Although it was very reasonably priced I still think you are entitled to a decent bed and shower.
Review 43:The DJ was fantastic, he entertained the kids brilliantly with games and dance songs. The kids were all on the dance floor having a wonderful time. The poolside room (we changed because were unhappy with the motel room) was excellent, clean and spacious.

Review 47:The not so good points: The food needs a big facelift after trying it the first night we then went and ate out at the Hunters Lodge 3 miles away (proper food). Newlands is o.k. if you like dry oven chips/chicken but not at the prices charged for what we had. The room No:3 seems to be heated up by the swimming pool from beneath the floor and at night you need to open the windows to cool down. Was put of swimming in the indoor pool (outdoor pool closed) because people in the dining room can look into the area (not very private)
Review 48:The good points: Site is in a good location for exploring and the room in the motel was fine for what we needed for our short stay. Did not use any facilities on site apart from the pool table and dining area for a meal. The overall site looked well kept.

Review 64:Our apartment was in main complex. Very noisy during the night as some sort of refrigeration unit kept coming on and then turning off every 10 minutes right under our window. We had to keep the windows open as the rooms very very hot, could have done with some fans? Quite noisy due to the fire doors outside our room banging as well. I would recommend anyone staying here to ask for a room away from the main reception area.
Review 65:Rooms very clean, everything we needed for a one night stay. Good location, very close to Lyme Regis, very pretty countryside. Lots of room for kids to play. Our youngest enjoyed the children's disco/entertainment.

Review 77:I think I paid a high season rate for our room (£85.) this was the booking.com rate which I agreed, but when I looked at the Newlands website to see about staying there again, I realised I should have paid £75 - we stayed in low season.

Review 83:The bed was beyond repair every spring had gone we didn't get any sleep. It was Lumpy and rock hard every time you made the slightest movement it creaked. we only ate once from the on site chip shop but it was awful frozen chips and the pastie and pie were cooked in the microwave really unpleasant! We might have been unlucky that night.
Review 84:The location of the camp was fantastic, 10 minutes walk to the village and 15 minutes walk to the beach. The surrounding countryside was beautiful. The apartment was very clean.
Review 85:Though free WiFi exists in the public area, it didn't function during part of the time. WiFi connection can be purchased (for the rather outrageous fee of £5 per single PC per 24 hours). However, in many places worldwide this 'service' is already given for free As opposed to what many British hotel/motel/B&B owners seem to think, internet is not a luxury these days and if WiFi is advertised, it should be given similarly to the bed size or other facilities. For just £1-2 more per visitor per day the owners could avoid this bad service and supply free internet access to all without making the fees terribly expensive.
Review 86:Very good value for the money, location is rather close to Charmouth & beach, the two-bedrooms apartment that we got (couple + teenager) was reasonable and convenient but it may be hot and inconvenient during the hotter season of summer. The kitchenette is basic but functional. Overall it "delivers" very well for the money.

The pools were both clean and well maintained. Beautiful little touches like hanging baskets decorate the site. Fantastic location close to Charmouth and Lyme Regis. We have rebooked.
