The Barn Bed and Breakfast in Over Kellet offers rustic accommodation in a peaceful countryside setting. In north Lancashire, the large barn has a spacious garden with friendly ducks, while the village provides a gateway to the Lake District, less than 1 hour away.
Guest rooms at The Barn offer Wi-Fi, a flat-screen TV with Freeview and tea and coffee facilities. All have en suite facilities with complementary toiletries, with the 1st-floor double room enjoying views out to Morecambe Bay.
A hearty full English breakfast is served, alongside cereals, fruit and toast. There’s a range of teas and cafetiere coffee, and vegetarian options can also be provided if advised in advance.
Over Kellet is just 24 minutes’ drive to Kendal, with Lake Windermere around 30 minutes away. To the south, the seaside resort of Morecambe is a 15-minute drive, or you can head east and discover the beautiful Yorkshire Dales in less than half an hour. The historic city of Lancaster is 7 miles away.

Review 5:Locality to Motorway. Quiet in a rural setting. Excellent, cheerful host. Satisfying breakfast cooked to order. Even the other guests were wonderful.

Review 6:The only problem here is that to get into the parking area, which is sufficient, the entrance is right on the road and difficult to maneuver. The owners recognize this and give alternative directions for entering from the other direction than you would normally be arriving from.

Review 7:The hosts were very welcoming and informative. The house is decorated beautifully with room to move around. A wonderful Pub/Bistro within a 10 minute walk-book ahead they are very popular. They were having a problem with the heat in the room we originally booked and upgraded us to another room that was on the ground floor-much appreciated. Great breakfast made to order at the time and a more than interesting host at breakfast. Loved the ducks and feathery chickens!

Review 8:The Tithe barn B&B was a great find, Paul & Christine are a lovely couple who made us very welcome. One of the best breakfasts we've ever had which even most hotels we have stayed in couldn't match.

Review 17:We were made most welcome by Paul and Christine in a great barn conversion and the breakfasts were superb. We stayed four nights and would highly recommend the Tithe Barn.

Review 24:The B&B is beautiful and the outlook stunning, the hosts are very friendly and welcoming and cant do enough for you. The home is immaculate, as are the guest rooms with every amenity available to you. The bed was amazing and we had the most comfortable and peaceful nights sleep. Be prepared for an astounding cooked breakfast whilst looking at views of the countryside (and if your very lucky you get to watch hot air balloons too!!) We will definitely make this the B&B of our choice for this area.

Review 40:We couldn't have asked for better hosts than Paul and Christine - nothing was too much trouble for them. Tithe Barn is in the most picturesque country setting with views of Morecambe Bay and the surrounding moors. Our room was spotless and very comfy with a lovely shower in the en-suite. Breakfast - we could choose exactly what we wanted to eat - was absolutely delicious, plentiful and cooked to perfection by Paul. The Eagles Head pub is great for your evening meal and an easy walk We loved driving up to the house and being greeted by the ducks and silkies and Sadie the 'broader' collie is so friendly. We would thoroughly recommend the Tithe Barn and hope to return soon. Thank you Paul and Christine for a lovely stay.

Review 41:This was a real character b and b with super hosts who cold not do enough for us, even taking the trouble to book our evening meal at the local hostelry. The garden was populated by ducks and speciality show chickens which reinforced the rural idyll. We must not forget the lovely dog to avoid offence in case she reads this review.

Review 47:We loved the quiet rural location, with the ducks, chickens and all the wild life. And yet only a few minutes walk to the Post Office and village pub. The room was very nice and Paul & Christne were the perfect hosts.

The view from the room was super, overlooking the garden, with its pet chickens and ducks.The views from the breakfast dining area are simply fantastic. Review 54:Paul and Christine were brilliant hosts. Great company and the makers of wonderful Lancashire breakfasts! The Tithe Barn is in a great location for The Lakes the coast and Manchester and Liverpool.

Review 55:To say 'didn't like' would be to exaggerate, but our window opened onto the road, which though not exactly busy, was quite audible - particularly when a lorry went past. Should have opened just the one window which didn't overlook the road as close. That's being really picky though! And the shower didn't quite manage two secutive hot ones. We'd still go again though - lovely place!
