Review 1：Rooms facing back of the hotel should be priced much lower due to noise, lack of windows, etc. 90 euro for something so tiny with a window facing a concrete wall and train that literally runs through the apartment makes no sense at all.

Review 2：Very near to the train rails. Very noisy mostly in the morning. Position of the room in the garden (can't open the windows). Small bathroom, with tent in the shower. Price high, but not so much compare to other hotels in that place.

Review 5：Superb Hotel. The owners were so pleseant and lovely. E.G., we weregiven a beach equipment (towels, sunshade) and invited for coffee in themorning, both for free. Also car parking was not charged, which isremarkable in the Nice area. Rarely met that friendly and open-mindedhoteliers.

Review 8：The hosts gave us a WONDERFUL dinner recommendation, which included walking along the beach to a romantic (and delicious) restaurant at a nearby marina... it was certainly the BEST way to spend our last night in France! Also, the location is wonderful, and it was helpful that they provided bug spray for us while we were hanging in the garden. Highly recommend this adorable, well-priced gem of a hotel!

Review 10：I let Joelle and Franck know ahead of time that I would be arriving early and they were kind to agree to let me drop my luggage off before check-in. By the time I got to the hotel, my room was ready. Beautiful room, beautiful home, wonderful people. The breakfast is well worth it.

Review 11：We loved this little seaside town the surrounding beaches around Saint Jean Cape Ferrat and the ease of hopping onto a 15 min. train ride to Monaco and Monte Carlo in one direction and Nice and Cannes on the other.

Review 15：I was travelling with my mum and so we had stayed in 4* accommodation for the previous week but due to a change of plan I wanted to book somewhere close to Nice airport and a nice beach before we flew back the next day. After a quick search in the Internet I booked this cheap 2* hotel and I am so pleased that I did! The gentleman that owned the property was fantastic, upgraded our room for free, polite, warm, chatty, perfect. The beach was the prettiest we had been to in area and the location perfect with opportunity to explore in every direction. We did a lot of travelling from Monacco to St Tropes and I would definitily go back to this hotel for the best location in the French Rivière. Breakfast was as much as you could eat and he started an hour early for us so we could be at the airport on time.

Review 16：The bed was too hard. The room was pretty small for what we had to pay. The bath room is not heated. The door to the room could only be locked using two hands simultaneously. Noise insulation is not sufficient, you could hear too much from the neighboring room.

Review 17：Very friendly, helpful and welcoming hosts. Very good breakfast buffet with some bio food. Hosts are concerned about the environment and manage the hotel accordingly. The room was nicely refurbished. Parking lot available.

We had a room with a lovely view, I wish we had had more time to relax on the little balcony. I also enjoyed breakfast with fresh bread and viennoiseries, jams. Location was convenient to travel around without the car.

Review 22：About a 20 min walk from Beaulieu train. Comfortable bed, occasional mossies and no air con so may get hot in high season. Very friendly owners and my room is off the little garden. Train is close but all in all a very pleasant stay.

Quality of room was poor (room 12) and especially the bathroom was below standard and needs renovation. Walls very thin so you can hear the neighbour easily. Joelle and Fronc are so nice, they make the whole experience such a pleasure. The location is stunning, and the beautiful garden is a bonus. Review 74：This is a very simple 2-star hotel. Rooms are very, very small, even the triple-bed one where we stayed. There is no air conditioning, so in June it was necessary to sleep with windows open, meaning mosquitoes, rain and noise from adjacent room.

The parking is in the backyard, so look carefully for the sign while on the road. The place is good for walking around the coast and travelling to Nice takes some 10 min by bus (1.5 euro).
