Review 3:The room we had was a bit dated, furniture / kitchen and bathroom had some damages, it was clean and acceptable enough for us the 3 day’s we were visiting.
Review 4:Property is nicely located between Nice and Monaco, you do need a car to travel, parking is secured and free of charge, this is very good. The staff at the reception is very helpful and nice. The higher rooms have sea view which is stoning, especially when you have breakfast on the balcony. The rooms are small and a bit dated but good for the 3 of us, we stayed for 3 nights. The rooms have a small kitchen with dishwasher so you can make a nice breakfast ore small meal. Reception is opened just for a few hrs a day, but you get your one key code to get in the building 24 hrs a day, this is very good Overall a nice location and good value for your money.

Review 6:Stunning sea view - worth paying a bit extra to get a guaranteed view. Apartments are very small and could do with some refurb but ours was clean and had everything the spec promised. For the price and the location you cannot complain. As long as you know what to expect you should be satisfied. We would stay here again.

Review 11:The room doesn`t have any are condition and is necessary to have the windows wide open in warm nights. The street outside is noisy in the night and makes it hard to sleep. The appartments is small and lacks cupboards for luggage. The hotel is charging for sunbeds at the hotelpool.

Review 22:location was amazing, no need to hire a car. hotel on the route of bus no 100 that you can travel most places easily for 1.5 euros. Hotel is also very close to beach and train station. Villefranche restaurants are at walking distance. Two ladies at reception were amazingly helpful with good English.
Review 23:Lack of fire protection and fire evacuation procedures in the accommodation. The departure paperwork does not have an English translation whereas other information does (yes I know we were in France and the staff did help) On booking this accommodation I did not receive any answers to my e-mails which was disappointing.
Review 24:Very easy to find and check in was very fast. Staff spoke good English which helped as our French is not so great. Parking is fully secure and access to all entrances are key pad protected. Plenty of sun loungers. Bus stop right outside the complex and train station 20 minutes walk. Close proximity to restaurants - 10 min walk. Towels provided.
Review 25:The room was extremely tiny for 5 people and the beds for the kids were very uncomfortable. The room and bathroom were not very clean and we ended up with ants everywhere in the bathroom and kitchen. When I told the front desk about the ants they just handed me ant spray and said bring it back whenever. It was gross. There was no toilet in the lobby so whenever the kids were swimming and needed to go to the toilet, you had to go all the way back to your room for it, which was quite far. The weather ended up being bad so we had to spend some time in the room and since it was so uncomfortable, small and with ants we just left and went home.

Review 28:The property has a great location. Right next to bus stop Ange Gardien ( Bus 81 and 100 from Nice). Also it is 1 km from Beaulieu Sur Mer (BSM) SNCF station. So you can take a train from Nice Ville and then a bus from BSM or just walk. Great views and a awesome swimming pool. Do make arrange to for food. Supermarket is right next to BSM station and one near Villa Kréylos. Rooms are small and cramped but you will probably ignore it. They are cosy and balcony view will compensate from crampness. Friendly staff and a blazing fast wi-fi should you need it. Beach is just down the residence (a five minute walk). You can always take bus 100 to reach beaches of Petite Afrique or BSM Harbour.
Review 29:The pool looking tantalisingly pleasant but not open till may when our stay was at Easter, a popular holiday time for British people. An early close for reception so worry on arrival of how we would get in our room, despite emergency number where member of staff did not understand me.

Review 31:The beds were uncomfortable and the appartment was very small. There is no place for suitcases; we thought of bringing a portable baby bed, but there would have been NO place to put it (except for the balcony, where we had to place already the couch table in order to pull out one of the beds). In the 5-bed appartment, we had only 1 bedroom with a 1-blanket double bed, that we had to use for the children in order to clean up/use the table after they went to bed. The knifes in the kitchen were all blunt, better bring a sharp knife next time. For 1,5 days in our 1 week stay we had only cold water in the shower and kitchen due to a broken, central heater; the only action by the staff was to say "sorry" after we came to ask.
Review 32:The facilities in L'Ange Gardien and the flat's equipment are pretty good for an inexpensive place to stay at the Cote d'Azur. There are public washing maschines, a nice garden, enclosed free parking, short way to bus and beach. There is a dishwasher, microwave and a 4 plate stove. We did not have problems with ants. The medsea view was great.

Since it is not a hotel (we were told by the staff it is a residence) there is e.g. no cleaning of the room. Not even toilet paper was added to the room. The whole place was really empty with a reception only open a few hours per day.
Review 36:There were cracks in the bathtub and on the bathroom floor. The coffee table had a broken leg and the top was so bumpy that you could spill a drink if you didn't set your glass down carefully. It took 3 trips to the front desk to get a new light bulb; the original was burnt out from the start. The room was supposed to be cleaned after 1 week of a 2-wek stay and it never happened.

Review 43:The so-called 2 bedroom apartment was a small room with two single sofa beds and a corridor with a bunk. There was literally no space for our suitcases - we moved the furniture around to make more space! It was tiny for the price! Also, there is a train line nearby so you hear the train noise - this stops at night. Restaurants and supermarket are a 20 min walk in Beaulieu or catch a bus to Villefranche...

Review 82:* Seems to be a family orientated hotel so me and my partner were slightly disappointed to find our bedroom to have single bunkbeds. We were happy to sleep on the double sized sofa bed, however if we were a little older and less agile this might have meant we didn't have a great nights sleep. This might have been just our room but its definitely one to bare in mind. * In order to have such good connections to the coasts the train travels past the hotel. Sounds like a major no in theory but ask anyone who lives by a motorway/main road and after a few whiz past you completely forget. * As others have commented, it is a completely self catering hotel, so no maid service. I had no problem with this as we were happy to have same towel/bedding etc, however like others have mentioned only supplied with one toilet roll for the week. I am sure if you contacted reception they would have supplied more but we were clearly to British to ask and just bought our own supply. Not the end of the world, but just one to bare in mind when you're sat on the loo and open the cupboard to see they don't supply you with any back-ups. * Reception is unmanned weds and also 12-4 each day. We arrived at 12.30 and were happy to wait to check in, but there was literally no member of staff to be seen, so couldn't request to leave our luggage. We ended up sitting with it on the terrace as we only had one case between us. Might be hard if you are travelling as a family and have young kids who won't want to sit still (maybe pack swimming things in your hand luggage and change in the loo's?).
Review 83:* The hotel was very clean throughout. Everything was sparkling and you really can't fault it. * The bus stop is literally ten steps from the front of the hotel. Here you have cheap (1.50 euros) means to travel into Nice, Monaco or even further afield if you want to. If you aren't looking to hire a car then it really is such a convenient option. Buses are very reliable and speedy. Also very close to the train station situated by the beach itself (15 min max walk). No need to book an airport transfer or fork out for a pricey taxi, take the no 98 bus from the terminal (6 euro p/p) get off at the Nice Le Port stop, cross the road and hop on the 100 bus (1.50 euro p/p) and get off at the Ange Gardien stop. * The hotel swimming pool terrace is breath-taking. It's situated very well so it is a sun trap and gets the sun all day long. The pool itself is cold (so everyone was saying!) but very clean like the rest of the hotel. Another + to this hotel as it is nice to take a breather between sightseeing and get some sun. * Only a 10 min walk to the Villefrance-sur-mer beach/restaurants/convenience stores. My partner and I are relatively fit and didn't find the walk a problem, but as you will know if you have visited here before it is sort of mountainous therefore there are steps down to the sea front. The hotel however, seemed to be in the perfect spot to reach the beach and we'd have had to walk past it to get to the other hotels.

The bus stop was outside which made transport around the area very easy. We could easily walk to Beaulieu, which we did one evening and we felt safe.

Review 103:Great views over the bay and from the very pleasant pool. Definitely worth going for a high floor apt with a balcony. Free sun loungers set back from pool. Nice calm feel at end of June. Interior fine - 4/5 person apt was like a large mobile home in terms of space and layout (1 double bedroom and living-area sofas doubling as single beds - see photos) - but with dishwasher! For groceries you can walk/bus (1E50) to Beaulieu (20 mins on foot along footpath beside quite busy road to v good Super U), or Villefranche (5 more pleasant minutes walk along beach into Old Town for tiny Casino supermarket (closes lunch time) . Good walking route (down steps) from gate at bottom of Residence garden to beach and town. (If fit and prepared to walk adventurously on arrival, the reverse of this walk would be an economical route from the station - you'd need to walk on up a bit up to main road for entrance though, prior to check-in as garden gate is code protected). Free car parking though if not using public transport.
Review 104:We had a one bedroom apartment for 5 people (4 of us) and it was tiny -the bedroom was so small the double bed touched both walls and we had toclimb in from the bottom - we couldn't close the door of the bedroomas it got stuck on the bed. No room to store 4 pieces of hand-luggage.Everything is extra - no towels provided - basic bathroom towels had tobe hired; no kitchen cloths or towels (can be hired); one roll of toiletpaper for the week! Charge a little more and provide these items as partof the price. This is a nice complex in a lovely location but the onebedroom apartment we had was not big enough - the bedroom was just abroom cupboard.
Review 105:Staff were very friendly and the pool area was lovely with nice sunloungers and umbrellas. We paid for a sea-view apartment (top floor -it's worth specifying) and the view was magnificent across the bay -day and night. The common areas were clean if a little dated. Very quiet- no bar or restaurant which we liked.
Review 106:The staff is horrible. If you choose to vacation with this chain call them directly. We had read reviews on here about hidden fees so I called the company. They assured me linens, towels and cleaning were included. Towels were not and part of the cleaning was. They told me I should have called them directly and not the company. Also, problems with smoke. Smoke was vented into our room through air vents and through drafty doors.

Review 109:On arrival there was no receptionist on duty and we needed to make two phone calls, using our own phone before we were finally able to get a key to our room. However, only half our reservation had been processed, the suggested alternative was my friend sleep in a recently vacated, but not cleaned unit. The on-site shop was closed for renovations, but no alternative arrangements had been made. Would not stay again, nor recommend it.

Review 111:It was cold outside and the heat didn't work in our room, so we allslept very poorly due to being so cold. By the time we realized the heatproblem, the reception was closed. When we arrived, they initially gaveus the key to an occupied room. Once we got in the right room, wecouldn't find the third child bed (our two bedroom meant a bedroom,bath, and main room with table, kitchenette, two sleeping couches plus atrundle under one). On my third trip to the reception desk, they told mewhere to find the trundle and when I asked gave me sheets for it. Once Imade up all the beds (you have to do that yourself), I realized therewas one single and one double blanket for a double and 3 single beds, soI made one more trip up, after closing time, to get more blankets so 2kids didn't freeze. They also charge 6 Euro each to rent bath towelsinstead of providing them. They also had to change our originalreservation when the room we booked through booking.com was notavailable.
