Review 1:Hotel being refurbished and would probably be better remaining closed until finished. Children not welcome.

Review 3:Not a dislike just a tip....don't wear jewellery in the pool/jacuzzi. Evening meal was disappointing choice so we went out. No problem.

Review 5:Staying in hotels each week for work, this is by far my worst experience of the year. Severely overpriced, lack lustre and dirty facilities most of which weren't working. No tv signal first night hot tub was a plunge pool. Checked out a night early.

Review 10:There is nothing to like about this hotel. It is tired, run down and they are willing to put you in a room right next to areas where work is going on, and is obviously one of the next rooms to be refurbished by the standard of the room, despite the hotel being almost empty.

Review 16:The bathroom was old and the floor tiles were very worn. We had the view of wheelie bins and there was building work going on in the room next door, so there was a lot of banging and drilling going on for the first hour or so after we arrived.

Review 18:The bar area needs more of an atmosphere. We went for a coffee after arriving. It would of been nice to have background music or the radio playing. Make's a far better atmosphere than deadly silence. You need more bubbly staff in the bar area to help create a better atmosphere. I was disappointed there were no beans or fried eggs for breakfast. Not everyone like's scrambled eggs!

Review 19:The location is excellent just outside Bury. Nice to hear it's been brought out and being revamped it needed it desperately. It was my third time of staying there.The reception staff were really friendly and very helpful. I'm a swimmer so it's nice to have a decent size swimming pool. We eat in the bar Saturday evening the food was lovely.You could tell the young guy who served us was quite shy. He really made an effort talking to us and again at breakfast. He's a lovely guy.

Review 20:painters & Decorators everywhere, impossible to walk from one end of the hotel to the other. Breakfast possibly the worst I've ever had - scrambled eggs that were grey and rubberised. Pool showers unusable. My room was designed for a wheelchair user - why put me there? (Wheel-in shower, very low level basin, etc). Room service not available.

Review 22:Sadly on arrival the boiler had broken down so there was no hot water, but was rectified the same evening. Sadly as reported before the breakfast was still not very hot. On this occasion it was not raining so there was no need for the buckets in the hall ways, but the holes were still in the ceiling from last year. Still could do with a revamp.

Review 40:Where do I begin....?! The whole hotel needs decorating. Carpets are dirty and old. The most uncomfortable bed I have ever slept in (but new mattresses are on their way, half the hotel replaced so far...according to staff). Very little sleep. Room was not particularly clean - kept my flipflops on! Noise from other guests - rooms & doors banging. Could not get the wifi to work on any of my 3 devices - even with codes! Gym & Spa facilities need a good thorough clean. Used towels on the dirty floors. Its all a bit of a half baked effort - could be so much better. Not much in this region to choose from.

Review 42:Room and bathroom was not very clean. Spiderwebs in both bathroom and bedroom. Carpet could do with a wash. Bathroom flush wasn't working great and eventually failed altogether - we were advised to use the communal toilets instead.

Review 52:We had a room on the first floor and the lift was broken. No attempt was made to repair it during the whole of our four day stay. The soft furnishings and bedroom carpet were very stained with one hand-sized stain in the middle of the room which looked like dog-poo.

Review 56:Good golf course and gym. Apparently changing owners but both myself and collegue could not sleep on the mattresses as so worn and collapsed, both of us didn't sleep as unbearable. I wouldn't send anyone to stay there over night, a complete hole !!

Also breakfast was disappointing as our friend had an unidentifiable object in his sausage, there was something green in my scrambled egg and my husband had a piece of cloth or cotton in his egg too.

Review 67:Very welcoming, and friendly staff. Happy to change our room because of loud neighbours and we had a lovely quiet room with all the facilities required. Also enjoyed the use of the pool and sauna - all good.

Thought the restaurant menu was rather sparse ended up with sausage and mash thought this was more like a bar meal and not a restaurant meal although in the room there was a menu that had steak and fish dishes. The spa area was in need of a bit of attention, big holes in the floor by the jacuzzi and all in all looked a bit run down

Room wasn't very clean with coffee splashes up the wall near coffee facilities, bathroom product splashes up door and all over bathroom floor. Also had items left behind by other guests under bed (a toy, packet of tights and tissues), clearly hadn't been cleaned under there for a while.

Breakfast was chaotic, we didn't get a cup of tea until 15 mins after we got to the breakfast room and that was because we had to stop a waiter who all blanked us and had to ask for a cup of tea. Review 76:I will never stay here again. We had an awful night's sleep.. the beds were so uncomfortable with a mattress where you could feel a metal grid running through it. Nobody should have to sleep in them. There was also somebody walking around above us from 3am to 8am and when we called reception they said there was nobody in the room above us, must have been lying.

Review 77:Spa ladies messed up our booking. They put my friend and I in for the following Friday and my other friend in for incorrect treatment. They also did not get back to her on the treatments she could have whilst pregnant. They were great though and fitted us in however it was probably slightly rushed.

Review 81:We stayed 2 nights the first night we stayed in room 308 but the base of bed was broken and the springs can be felt through the mattress,the next day the lovely receptionist Louise moved us with no problem however this bed was also poor and broken, beds need replacing urgently. On the friday evening we checked in at about 8 pm and was told we could order food until 9 pm so we went straight to the bar area only to be told by the duty manager they were to busy to make us a sandwich we explained we didn't mind waiting but the manager although very nice said they couldn't as they were to busy !

Review 83:the rooms are not completely clean. Found half eaten cookie in a draw, dead spider and it was a bit dusty. Some of the corridors smelt musky. I do think for the price they charged I expected better.

Review 85:Generally the whole place including the room, bathroom, swimming pool and bar/restaurant were dated, not particularly clean and generally things looked as though they were falling apart. Our bathroom had paint peeling around the ceiling, the shower was so old it was stiff to turn on/off, our twin beds were incredibly springy and uncomfortable, the towels in our rooms and dressing gowns were old and no longer soft, and the changing rooms for the swimming pool were really quite dirty and the floors looked as though they hadn't been mopped in weeks. It could be a really lovely luxurious place to stay with a little bit of an overhaul.

Review 86:The staff were friendly, the food was consistently very good, and the grounds it was set it were very quiet and pretty. Our room was very spacious, with the added bonus of a balcony overlooking the grounds.

Review 97:We stayed for a meal before we started back home, but the food was poor quality and expensive and not very nice at all for a basic meal of fish and chips and ham egg and chips. I would guess that the chips were reheated from lunch time left overs.

Review 98:Location was quite good and view of the golf course. Due to an emergency situation we had to leave 2 hours after we arrived so didn't actually get to stay overnight. But we didn't like our room, carpet was quite stained and an overall unclean feeling about it. Quite glad I had to leave and not sleep there.

Review 101:I had to demand to move rooms as the room had horrible stains on the carpet walls and ceiling. The bath was broken with plaster coming off of the ceiling. It smelt of sweat too. When I was moved I filled in the breakfast in room card, which was not collected so I had no breakfast.

Review 111:Being told there was no Rose because there was another wedding the previous day!!!! Totally unacceptable!!! The breakfast was very overcooked and dried out and ourselves along with others were asking for coffee and tea and not being acknowledged at all by the staff! The food ran out and staff told us there was no more, I am sure you must know how many people you are catering for (I booked this room very early in the year) The room and especially the bathroom was not very clean at all, the bath and all the fittings were not nice at all!!!....we were not impressed after having stayed at a Premier Inn the previous night which was exceptional in all aspects and half the cost!!!!!

Review 113:The hotel was very "tired" and seriously in need of redecorating. Our room had lots of cracked plaster, a piece missing from the bathroom door and we had a hole where the locking mechanism for the bathroom door should be. The stairwell smelt heavily of damp.

Review 134:The first double room we were put into was 2 singles bed pushed together that were both sunken in the middle, and because of the gap in the middle you couldn't actually sleep in it like a double bed. The cleanliness of the room was questionable with dirt, cobwebs and spiders of great quantity. The food in the restaurant although it wasn't bad many of the items listed on what I had(cheeseburger and chips) were either missing or not as advertised, there was no onion, tomatoe, the bun wasn't brioche and the hand cut chips were frozen. When I highlighted this they took what I said on board but overall not that bothered.
