The King's Arms is set on the edge of Hampton Court Palace. This historic traveler's inn features individually styled and themed rooms.
Backing onto the famous Hampton Court maze and providing easy access to the Palace grounds and Bushey Park, The Kings Arms is surrounded by sophisticated heritage. Built around 1709, with a stone frontage that can be dated back to 1658, the hotel was recently refurbished and now has several distinctive, fully equipped rooms. Each based around the theme of Henry VIII and his 6 wives, you can enjoy a relaxed stay with a unique feel.
Dine outdoors in the courtyard, informally in the comfortable lounge bar, or in the restaurant for something a little extra special.

Reviews for The Kings Arms

Review 1:Joshua and his staff were so lovely and welcoming and made me feel right at home from the minute I arrived. The room was warm and clean and had everything I needed. I hope to return again!

Review 2:Bed was against a cold window. Mattress springs were flat, felt like sleeping on a banana. Filthy carpet behind the bed. Tiny shower.

Review 3:Hot water and the roof did keep the rain out.

Review 4:suppose it is a little on the pricy side

Review 5:staff super friendly room comfortable and having everything you would need location, ideal for what we needed, good buses to LHR and Kingston charming pub/inn feel breakfast, excellent poached eggs with sweet chilli sauce (a nice change)

Review 6:It is grubby. Whilst our bed linen was crisp and clean and the bathroom good and modern everything else needs a lot of tlc. There was dust everywhere, at least two light bulbs were not working, the soap dispenser in the shower was empty, the paintwork in most of the property was grubby, a fork at breakfast was dirty. The whole property needs a serious work-over. On top of that I was charged £79 when the agreed price with booking.com was £69; regrettably I did not notice when I checked out.

Review 7:The staff are great. Parking is an issue but they went out of their way to help me park my car. Bar staff and serving staff are also great; very good atmosphere in the pub / hotel

Review 8:A bit of traffic noise, if you need to keep window open.

Review 9:Staff very friendly and attentive. Food in bar was of a very high quality - we had 3 course festive menu at £19.95. Good view across Hampton Court Maze from stairs.

Review 10:My only complaint was I only needed 2 pillows so put rest on floor after four nights still to many pillows, in the end I put them in cleaning room myself, then the cleaning staff clicked

Review 11:Lovely staff, excellent food, good beer, excellent location and warm, breakfast was excellent, lots of effort

Review 12:Parking was a pain as there was limited parking on site. However we managed to find some street parking that wasn't permit or pay and display but it was a 5-7 min walk away.

Review 13:The location was ideal for our visit. The room was comfortable and clean with good facilities. Staff were pleasant and helpful. We had a meal in the evening which was good although the menu seemed a bit limited. Breakfast was lovely.

Review 14:Nothing really all was very good

Review 15:The location of the Kings Arms in relation to the Palace. The food was excellent and the staff were very friendly. All round a very enjoyable trip.

Review 16:Loved this hotel . It was charming , the staff very friendly , the room was quirky and in keeping with the charm of the Inn food was great and the breakfast yummy

Review 17:The hotel was a bit run down, the curtains wouldn't close as they were hanging off both ends also I feel the photos don't quite show the exact standard of the hotel

Review 18:The food was good and the hotel staff friendly. The hotel was clean and tidy

Review 19:Room (and shower) a bit small - and I got lucky wth parking!

Review 20:Staff were fantastic - from check-in right through to my special breakfast! Location is beautiful, pub looked great.

Review 21:Some noise from the road, due to the old style windows.

Review 22:Great litle hotel for a one or two night stop, well located for local event centres. Friendly welcome, quaint decor and great food.

Review 23:As a journalist I tend to review critically. This is a superb value hotel. The vegetarian breakfast was unique ,well thought of and created and delicious. We were given a four poster bed. From behind there are great view of Hampton Court Mews and across the road is Bushy Park wonderful for walks. Great friendly staff Five star at two star prices

Review 24:Proximity to Hampton Court & the train station with direct connections into Waterloo was very convenient. Looking out at the maze was pretty unique. A hotel with lots of character. Staff nice & friendly.

Review 25:One small issue of no mirror to be able to sit at whilst drying my hair ect

Review 26:Really friendly staff who. The hotel were able to accomodate a later checkout. One of the best breakfasts weve ever had in a hotel.

Review 27:Good place with character but also modern facilities. Good staff, helpful with getting us sorted with parking and taxis etc. Food was good too and good value.

Review 28:I had a single room over all very nice but the curtain on the left side at the top was torn. The TV reception was very, very poor The soap holder in the shower was loose and fell off the wall a number of times and had the potential to hurt somebody.. These are small little things but it is the attention to detail

Review 29:The staff were friendly and very helpful. The breakfast compared to other hotels in the area was excellent in both choice and taste

Review 30:I wouldn't say this was at all bad but be aware the parking area is slightly small!

Review 31:Loved how the hotel backed onto Hampton Court gardens. Right infront of bushy Park. Amazing food. Lovely, kind staff. Very clean. Everything you would need in your room. Warm atmosphere. Wonderful bar/pub downstairs. Breakfast was very good. Fire was burning all afternoon and evening.

Review 32:Parking is tricky

Review 33:Excellent food service and friendliness; sheets and towels were cozy and clean; coffee in the room and espressos in the pub; fantastic location

Review 34:There were a few rough edges as the building is 300 years old, small things like a table not levelled (the floor was uneven), so things tended to slide, but these were minimal and did not spoil the stay, possibly enhanced it, but sad the bar was closed when we arrived back at midnight hoping for a night cap. Appeared to be no one available overnight.

Review 35:The position next to Hampton Court Palace right next to the maze, and Bushy Park. Very traditional accommodation and breakfast.

Review 36:I stayed here for one night with my mom earlier this month as we'd travelled from Birmingham to see The Wars of the Roses in Kingston. We miscalculated the time and arrived an hour early but the staff were absolutely lovely, our room was spotless and I really loved the décor. The location was great for getting into Kingston, the staff were super helpful and sorted us a taxi out. We slept really well and had a fantastic breakfast the next morning. We were rushing out to get some shopping in Kingston done before driving home and I left a jacket of mine in the room, we realised when we arrived back in Birmingham and called the hotel; the staff were incredibly kind and posted it to us by first class! I'm really grateful for that and for them making our short stay so lovely. Thank you to everybody at this great little place!

Review 37:The location was great with the park just opposite and the gardens to the side. The room was clean and comfortable. Good breakfast choice. The staff were polite and friendly.

Review 38:The room was really small we were struggling to get into the bed. That room should be a single room.

Review 39:Location and the classy feeling of the hotel. The bar downstairs was AMAZING.

Review 40:Narrow room with sideways shimmy into bed and some unknown noise

Review 41:Great location with pub and restaurant on site staff very good and breakfast was lovely. Very clean everywhere

Review 42:My room was tiny. Read the small print on parking. There are only six off road insecure spaces. Had to park off road and get up early to re-park.

Review 43:Attractive pub.

Review 44:Limited car parking, though we were aware of the fact and did manage to park out the front eventually.

Review 45:Close location to Hampton Court and railway station.

Review 46:Car parking is very limited. We luckily got a space (one of just four) but I was worried about this all the way there. Alternative parking on the road or in the public park would have meant an early get up to put more cash on before the traffic wardens.

Review 47:Lovely old pub, felt like a country inn, overlooking Hampton Court Gardens and Bushy Park. Wish we could have stayed longer to explore the palace and the parks, and sample the dinner menu, but it was just a one night stopover for a rugby match at Twickenham. Good location as far enough away not to be affected by the crowds, close enough to walk on a nice day (about an hour). Staff friendly and helpful.

Review 48:Room was tiny and bed was a very small double. (Room 14) No good if you are big in stature/size. Probably should convert this to a single room. Also was at front of hotel facing a very busy and noisy main road.

Review 49:Great location, lovely friendly and very helpful staff, good freshly cooked breakfast, comfortable bed. Coffee, tea and water provided in room

Review 50:Good location, the Hampton Court gardens just a few meters away. Nice pub, delicious dinners, perfect breakfast (Full English breakfast, other types of breakfast also available) .

Review 51:This is my new favorite place to stay when I am down in my London office...!! Great service....food and exceptionally comfy beds..!! This is a real gem

Review 52:Although the breakfast was very good there were a few minor attention to details that were left out. No butter easily available without having to trouble the staff, a beautiful honey comb on a plate but no utensils to try and get it out of the frame. Juices difficult to sort out between grapefruit and apple, just needed a label. Sorry to be pedantic, the breakfast WAS very good.

Review 53:The welcome and friendliness of the staff

Review 54:I needed to leave just after 8am but couldn't find anything online about the times of breakfast at weekends. Much was made about breakfast being included but not when it would be available so that I could plan my departure. A bit more information on the webpage would have been helpful.

Review 55:Very comfortable stay in an historic inn, ideally situated. Compact room that made the most of the available space, everything I required was there. Hampton Court Road is very noisy throughout the night - there's not much the hotel can do about that - but I still managed to have a good night's sleep in relative quiet.

Review 56:I think the Katherine of Aragon room was very basic. I have previously stayed in another room of the hotel and it was £20 more a night but was much more luxurious than the room stated, I also think there should be a way of seeing each room and what the characteristics of the room are before you choose.

Review 57:I liked the location of the hotel as it was brilliant for Hampton court and good transport links into central London (30 mins away) the staff are lovely at the hotel very welcoming.

Review 58:Problem with window not shutting properly which was a problem due to proximity of road noise. However staff very polite & helpful once reported so would still consider booking again especially for visiting Hampton Court. & not really a dislike but a 'would make it better' if they used some of their lovely beverages to make a beer batter for their Halloumi.

Review 59:Great location a step outside and you are in the beautiful Hampton Court Palace gardens (most areas e.g. Rose Garden, free). Has views of the maze from the back windows. Lovely country pub vibe downstairs with large traditional fireplace. Served fresh honeycomb (still on hive frame) at breakfast and the yoghurt was creamy enough to stand spoon upright. Tasty breakfast served by staff and later in the day I recommend trying the Fursty Ferret Ale. Lovely old building, be aware that this will have features such as lots of stairs, slanting floors sash windows and other period features.

Review 60:Small cluttered bedroom with little space and dirty carpets. Small shower room. Sticky tables used for breakfast, food tasted of previous evenings griddle or pans. Very greasy unappetising food with little or no choice of fruit or yogurt. Limited street parking with only six non bookable spaces.

Review 61:Location and staff very good.

Review 62:There was nothing to dislike!

Review 63:Wonderful old pub with plenty of character. The bedrooms were clean, tidy and well equipped. Breakfast was excellent. The staff were really friendly and helpful. The location was good for visiting Hampton Court Palace and the Royal Park and was only about a 1.5 miles away from town. I would definitely recommend this property and stay there again myself.

Review 64:Staff very friendly.food was good.parking wasn't great but timed it with someone leaving so parked fine. If they hadn't of left at that time we wouldn't have been able to park.

Review 65:I just loved this place. The comfort of the bed was amazing, as where the staff and the food and the atmosphere. This is the first time I have used this B&B and I will not be going anywhere else when I am working in my office

Review 66:The room was very disappointing; broken window, grimey carpet, huge old furniture in a relatively small room. The mattress was so hard I couldn't sleep on it, so folded up the duvet and led on that to try to soften it a bit. I wouldn't book again because of this. A comfortable bed is fundamental.

Review 67:The service was excellent with very friendly and efficient staff. The breakfast was excellent, one of the best I have had anywhere.

Review 68:We stayed here for a visit to Hampton Court palace. We couldn't have been better placed. The hotel is right at the side of the rear gates to the palace and not more than a ten minute walk away. The room was clean and had all that we needed. The food menu was a little limited but good quality.

Review 69:The people are nice. The location is excellent. The building has great character. The price is outstandingly good for London. The breakfast was good. It's easy to get into Central London

Review 70:The only thing we could fault was that at breakfast or bacon was a bit too crispy for our liking!

Review 71:We enjoyed our stay as it was in a lovely location and was great value for money.

Review 72:Lack of parking facilites and noisy road. Beds not very big. 6ft 2in son didn't fit!

Review 73:Great location next to Hampton Court. Large rooms, friendly staff and great value for money. Easy to get into London.

Review 74:Room great, clean and fresh, shower room again great, we loved the very large bath bath towels. Beer good, food good & nice portions, breakfast nice and hot (cooked to order & fresh) Staff very helpful, also from top back window fantastic views of the maze.

Review 75:Coffee machine was broken in the bar- I did miss my early morning cappuccino!

Review 76:Clean, spacious, friendly and efficient staff, close to the station, lovely room, would recommend to everyone. Breakfast was beautifully cooked and good quality produce, perfect for locality.

Review 77:Disappointed over the superior room, I had expected it to be a lot larger and more luxurious for the high price paid. The shower cubicle door did not fold back fully making it difficult to squeeze in to have a shower. The room was clean, bed was comfy, I would have liked a chair with a back to sit on rather than the old fashioned stool provided.

Review 78:Good location, round the back from Hampton Court Palace. Old style pub with a restaurant and accommodation. Hospitality was excellent, all the staff were very friendly and helpful. Evening meal at the pub was good and plentyful

Review 79:Bathroom door needs adjusting in the suite (room 10).

Review 80:Very helpful staff. Excellent location to visit Hampton Court, right by Lion Gate. We also took the boat to Kingston-on-Thames and hotel reception kindly printed off a timetable for the boat from Turks Cruises. We had the suite which was very nice. We ate in the bar, great food.

Review 81:Unfortunately, although we had requested a portable cot when booking, we were not advised until we arrived that they did not have one. Some awkward sleeping arrangements.

Review 82:The staff were outstanding, going over and above! We especially appreciated Rob's attentiveness and friendliness! He was lovely, yet professional. We got our dates wrong and arrived a day early. They accommodated us without any problem. Also, the setting was perfect for us, with the Hampton Court grounds as our backyard and Bushy Park as our frontage!

Review 83:The staff were friendly and helpful and couldn't do enough for us. They put a picnic together for us which we ate in the park. Food was fab and very reasonable.

Review 84:We had a couple of glitches, but the staff minimised them and solved the problems quickly and efficiently.

Review 85:Location and friendliness of staff - they were very helpful. They gave us a discount to make up for the relatively minor problems we experienced.

Review 86:The rooms are very warm but it's an old building and fans are provided.

Review 87:We were visiting hampton Court palace and couldn't have been nearer. The staff were so helpful and attentive very impressed with the all. Food was great as well and the breakfast was great.

Review 88:We'd have needed an adapter for the electric socket, but there wasn't one available.

Review 89:The location was fantastic for our visit to Hampton Court Palace. Super friendly staff, very atmospheric premises, delicious beer (and as a rule I don't like beer!).

Review 90:The car parking arrangements are appalling. We had to park in Bushy Park which is a 10 minute hike across the park and as we had a large amount of luggage and my wife is awaiting a hip replacement this did cause some anger and frustration

Review 91:The location was perfect for us. The manager changed our room which was very good of them and the breakfast was very good. All the staff we had dealings with ere helpful and friendly

Review 92:Pretty room but dreadful broken bed, window onto extremely noisey main road didn't close. No attempt made to resolve despite request. Requested gluten and dairy free for breakfast when making booking but no attempt made to accomodate - informed by staff that the request was simply considered as notification for their interest not as a means to supply an alternative or accomodate! Dreadful attitude very poor value for money. would never return and certainly not recommend - definately a tourist trap for those they know won't be coming again! Would have been so much more comfortable and treated with more care at the Travelodge.

Review 93:nothing

Review 94:Overall everything was good but I thought the price was overpriced for such a small room. The food was reasonably priced but we were charged for extras we didn't order.,

Review 95:Pleasant staff, great location for Hampton Court Palace.

Review 96:Location - right next to Hampton Court Palace (the reason for our trip), very close (5 mins walk) to the river and across the river from the stunning park Food - excellent quality and fantastic value for money. Relaxed atmosphere

Review 97:The room I stayed in just needs access to a plug point near the mirror for doing your hair!!

Review 98:A lovely quaint old pub/hotel but with all the modernisation needed in the bathrooms etc. The staff, meals and rooms are gorgeous.

Review 99:Ideal if you're visiting Hampton Court Palace - it is right next door. Staff were really helpful and friendly. An old traditional building with a few quirks as a result, but pretty well maintained and clean. Bed was really comfy!

Review 100:My room was facing the road and it was very noisy. In addition to traffic noise there is a construction going on just across the road. There is no air conditionning and it was terribly hot and stuffy. In the evening you couldn't keep your window open because of the crowds of little flies or moskitoes or whatever. A moskitoe net on the window could solve the problem. The girl who checked me in messed up my payment. And when I was checking out there was no information that I had prepaid both nights. This was sorted out but still it was embarrasing. In addition, she gave me wrong information about the entrance to the flower show which resulted in a lot of tiring walking for me. The show could be accessed through the gate just near the hotel but the girl failed to know.

Review 101:The hotel is located very conveniently to attend the Hampton Court flower show. There is a bus stop just near the hotel which makes it easy to get anywhere including the neighbouring towns and Heathrow airport.

Review 102:Batteries didn't work in remote control Furniture old and tatty - looked like a student flat small and pokey room old curtains - made more oppressive no desk to work at poor wifi signal little on street parking

Review 103:Clean bed sheets Breakfast was ok

Review 104:The parking facilities. There is an area outside the hotel but not purely for hotel guests. Therefore if full its a nightmare to find somewhere else to park extremely awkward if you have children and a heavy suitcase.

Review 105:The quirky room, the very comfy bed, the facilities, the staff and the breakfast!

Review 106:Dinner on evening of arrival disappointing and expensive for what we had. My "luxury crab salad" was mainly lettuce and short on the luxury ingredients.

Review 107:Very atmospheric building with simple, effective décor. Perfect location for visit to Hampton Court Palace. Staff efficient, friendly and very helpful. Welcoming and relaxed atmosphere.

Review 108:I used this Hotel for 3 of my work colleagues, each having a double room and breakfast. I received great comments about their stay including the following statement 'Regarding the Hotel, I really liked it as the service was good and the rooms were comfortable. It also helped a lot as it was only a 10/15 minute walk away from the office (if that) and was close to some of the restaurants too - as well as there being a pub and restaurant downstairs'.

Review 109:At night, hot and noisy with windows open - but to be expected in a such an old hotel in middle of summer.

Review 110:Very good location in Hampton Court, very friendly staff, good breakfast and decor.

Review 111:The room was rather noisy as it faced a busy road which had a loose drain cover which clanked frequently!

Review 112:A very convenient place to stay for visiting Hampton Court and Wimbledon. The staff went out of their way to be friendly and helpful.

Review 113:We managed to park but if it had been a weekend we probably would not have been able to do so. The second evening, we parked on the pavement and put our disabled card on the dashboard, along with the card from the hotel and luckily did not incur any problems. For disabled persons this could be a big problem. Room a bit too small for a double

Review 114:Very friendly and helpful staff Very good breakfast. Amazing range of lovely preserves (counted over 12 types) including a whole 'super' of comb honey. Except marmalade and I had to ask for this both mornings and out of character it was nothing special (unlike other preserves) just Robinson's jelly marmalade. Obviously chef is not a marmalade fan!

Review 115:Although we slept well can see that some would be bothered by traffic noise. Shower pressure was very low, especially in the morning busy time when everyone else was showering too.

Review 116:Friendly and super helpful staff on check in and when we ate there, great character of pub, lovely room (compact but with everything needed and super comfy bed), excellent breakfast (local honeycomb was delicious), very convenient for Hampton Court

Review 117:Staff, room and history of the hotel.

Review 118:Staff are excellent. Very friendly and informative. I was there on business but took advantage of surrounding area. Would stay again for a pleasure trip next time.

Review 119:Carpets and some of the furniture could do with refurbishing...but still, a very charming place, with some lovely touches!

Review 120:Location, just at the gates of Hampton Court, staff was wonderful, accommodating and friendly, the food was fab!

Review 121:They advertise superior rooms, ours was not, ( room 4) there was no bedside table, just a table lamp on the floor. The TV was beside the bed so only one could easily see it as there was no chair in the room. There was only one small window very high up above the bed which made the room, which was quite small, even more claustrophobic.

Review 122:This is a excellent place to stay for Hampton Court, the maze is next door

Review 123:Excellent location for Hampton Court Palace. Staff really helpful and friendly. Genuine welcome. Gorgeous breakfast (best scrambled eggs ever!) Candlelit bar gave a lovely ambience.

Review 124:The windows where filthy !! Secondary double glazing inoperative, had to ask staff to open and close window, flies in the room such a disgrace to Hampton Court itself, manager did not respond to my complaints through staff. £160 paid as a single occupant to put up with this disgusting service and accomodation.

Review 125:Some staff where friendly

Review 126:The bed was a bit on the short side and there was nowhere to sit in our room apart from on the bed. It was also tricky to straighten hair and put on make-up due to lack of suitable dressing table with mirror.

Review 127:It was a great location, with an olde world feel. A nice relaxed feel.

Review 128:Bits were broken off the wooden bedstead and there were some sharp bits to get caught on! The decor and flooring were well past their best and need serious updating.

Review 129:The bed was really comfortable, and the room was perfectly adequate. The staff were VERY helpful. It was a walk away from Hampton Court so ideal for the flower show.

Review 130:the fire alarm was faulty and kept going off - once in the middle of the night around 1am and twice in the day. THey really need get it looked at!

Review 131:nice room facing the park, good breakfast
