Review 1：First night was in room 11 we didn't like since bedroom is sort of in the back.

Review 2：We stayed second night at room 29, room has a great view with terrace! Room is fine and big for the price has a little kitchenette and living room.

Review 3：This is a "tired" establishment, in dire need of of refurbishment.The 80's decor is dreadful! The almost dead fish under the floor of the reception should give you a hint! The staff vary from cursory in their attention to excellent. The breakfast is OK, but don't expect much. The beds are at least comfortable and the sheets good, but don't expect the pillows to be any good and how do they run out of pillowcases! There is product in the bathroom, just enough! However if you want somewhere to stay with a great view that is clean, and generally quiet, except for the luxury yachts dragging on their moorings then this is it!!!

Review 5：Not really what you would expect in a 4* (or even 3*) rated hotel. Building would require some refit, stateroom interior would require some cleaning, clean furniture upon arrival would have been nice. WLAN not usable, mostly no internet connection. Poor breakfast with a unclean do-it-yourself egg cooker and a single salt cellar for all tables.

Review 7：For a 4 star hotel, we were surprised by the poor state of repair of our suite. Door handles broken, curtains torn, clearly the room was in need of renovation. The cleanliness was questionable : our bin had not been emptied from previous occupancy.

Review 11：The pool closed at 8 pm and was closed all of the next morning, probably for cleaning purposes and opened only after check out (only on Thursdays, opens at 12). Unfortunately that meant that we only got to enjoy it very shortly.

Review 24：When we checked out we booked a taxi and waited. The desk staff did not bother to tell us that the taxi was not coming until we asked how long it would be. She gave us incorrect advice regarding catching a bus so we missed our train due to their couldn't care less attitude which was a sad ending to a lovely holiday.

Review 28：Getting to the place by car was a bit of an ordeal! We had several GPS navigation apps and all of them seemed to get really confused in the hotel area. With so many tunnels and roundabouts we spent at least an hour trying hard not to cross the border with Monaco for the 100th time! Some of the utensils were missing at first, so were kitchen towels. Had to ask the receptionist all the time, who was, fortunately, very friendly! The furniture is rather dated for a 4-star hotel. Wi-Fi was not working for several days and during the rest of the stay it was still pretty weak everywhere in our apartment except for one bedroom.

Review 29：The location is just perfect, with so many nice walks around. Very close to Monaco Ville and other attractions. I really enjoyed the proximity to a long seaside path, which was ideal for morning jogging. There's also a good supermarket nearby . There're plenty of nice beaches around - you choose! The sea's wonderful, clean and azure. Speaking about the apartment. Comfortable beds including the one in the living room, dishwasher, good AC. Balcony with a gorgeous view, great rooftop swimming pool. All in all we loved our time here!

Review 30：Was purely a self catered facility,had expected a hotel .No bar to relax in,or restaurant.There were a couple of restaurants within walking distance but extremely expensive. No information on where to find a supermarket or directions to nice bistro's.

Review 32：- At arrival, only 2 of the 4 beds had pillows; we had to ask for pillows for the other beds. - The internet did not work during four of our five days' stay. - The dishwasher didn't work and no towel was provided for drying the dish manually after manual washing. - Toilet paper was poorly replenished (less than one roll per day for 4 persons is too little). - At arrival, 4 portions of instant coffee was provided; these were not replenished after we used them the first day. - The suite did not feel clean; surfaces and furniture was sticky (especially the outdoor furniture). The balcony was dirty. - Majority of staff members were not very service minded. - The breakfast was very poor for the price. For example, less than a total of one liter of milk and one liter of juice was provided at the buffet counter for all guests present in the restaurant. Guests had to ask for more in the reception. - The toiletries were poor and of low quality; only shampoo, liquid soap, and a small soap bar was provided. To summarize, the hotel in its present state is not 4 stars. The hotel has a good potential due to its excellent location, but to make it more attractive and 4 stars, many issues need to be addressed.

Very big, comfortable apartment with separate bathroom for each bedroom and with large living/dining room plus a small kitchenette. Nice roof pool. Staff helpful but not overwhelmingly forthcoming.

Review 42：There were no staff around at breakfast time 2 help us & when they were they were no help at all. They didn't have a welcome book for the hotel in English, so we had 2 keep asking staff for information & help - it was very disappointing. The hotel on the whole needs a good revamp.

Review 44：Day staff were surly and seemed annoyed when I asked for help. This hotel is quite run down - the french patio door and window locks are broken so you can't secure your room. The curtains have fallen off the curtain rails. There was water coming through the ceiling light fittings from upstairs - dangerous and annoying. Wi fi, was terrible and I needed this to be able to work during the day. It was very slow and would only work in the bedroom at the back of the building. When I asked if there was a problem the staff told me - no, we are fully booked ie it won't work if everyone logs on. There are much nicer hotels in Cap d'Ail that are much less expensive.

Review 60：Lack of service Charged 15 euro per person for breakfast but there was no one there to cook anything on our last day Room had entry door that wouldn't close properly & leaky ceiling. Cleanliness in the room and restaurant was below par. Wifi only worked down by office close to modem and not at a speed you'd pay for.

Review 63：We had booked a room downstairs No locks on the outer doors that would enable them to stay open slightly at night ( hate air conditioning ) or even lock properly at all. Went back to receptoin and was able to change to a smaller? room on the first floor, the door locks still pathetic but felt safe not being on ground level. Minimal kitchen utensils even though advertised as having a kichen and decor very delapitated but functional.

Review 64：The position, slightly easier access by car than in Monaco central, and the view over the boats was nice. For it's position very quiet.

Review 65：electrical safety: I got a shock due to improper installation, house safety: everyone could access the upper room floors easily and without any check, wether you're a guest or not, the rooms maids regularly did a bad job: fingerprints on mirrors and windows and dust under the beds weren’t removed for a couple of days, empty shampoo bottles weren’t replaced, bed linens were changed too seldom, curtains smelled strongly of smoke, the seating surface of a chair and the cover of cushion was ripped, wifi was unacceptable bad, typical French - meagre fare - breakfast, personnel wasn't very helpful, ridiculous pool rules for children (shhhhh - quiet!!! - although the heli-airport is 'round the corner), difficult car navigation. the hotel maybe is a depreciation object... partly shabby: the photos on booking.com seem to be at least 10 years old (or photoshop did a really great job…). what a shame, what a pity!

Parking under the building, not cheap but good for the location. Lots of activity to watch in the harbour. Good base for a few days' stay.

Kitchenette equipment needs inspecting, Teflon pans need replacing all scratched, no cheese grater, no steak knives, only one plastic chopping board. Cheap toilet roll,s in a 200 Euro a night hotel ? Stained soft furnishing on bed, they need washing ! Or bin them ! Mouldy shower curtain on bath, orange mould in tiles to floor and side of bath, outside of windows to bedroom need cleaning as very dirty. Clothes dryer on veranda needs replacing falling apart and rusty. Can only get breakfast at hotel ( didn't try) only bottled beer at hotel bar.

Review 71：The view of the marina and mountain. Local to bus stops easy walk into Monaco around the side of the marina past the heli port. Nice bar serving food next to hotel reasonable prices. Supermarket not far away. Staff at hotel pleasent and helpful.

Review 72：Room very dated, forgot to request a travel cot for our 1 year old, very rude man on reception was completely put out by this and made no effort to put one in the room so we ended up with the baby in our bed. The next day it was not an issue when requested, as a different member of staff on reception. I'd recommend sending him on a customer service course as was very rude and very ignorant . Was more interested In eating his baguette than assisting us

Review 76：We got burnt by the airport transfer organised by the hotel which cost150 euro to start with for a 30 minute drive, then the room was sparseon facilities, just small things like not enough towels in the bathroomfor the number of guests in the room, a kitchen without tea towels, thecoffee and tea in the room wasn't topped up by housekeeping the nextday. Just wasnt a great experience for us.

Review 80：The rooms are very tired and could do with a refurb. Our room had water dripping from the ceiling, slightly concerning with the pool on the roof above you !! Whilst the sight of regular helicopters coming and going into the heliport nearby is initialy a site worth seeing, after a week might become a little annoying as you sunbathe on the roof terrace. WI-FI is a joke, no coverage in rooms, and almost impossible to connect to even when standing under the router in the hallway!

Review 81：The location is superb, with balconies overlooking the harbour and beautiful yachts. Just a short walk to some nice restaurants, the beach and shopping complex (with very good supermarket). Monaco harbour is circa 30 mins walk, with some nice shops & sites along the way. The pool area is good, with ample sunbeds, again with great views. Parking is good too. Secure with access to the ground floor. They give you a barrier pass so you can come and go to the harbour as you please.

Review 82：the door was broken and we couldnt lock it, the safe didnt work and the staff didnt care. the view was over the parking lot and abominable. the kitchen was missing most of the utensils eg. bottle opener, 4th fork

Review 83：The staff were rude , they tried to also rip us off , the rooms smell very bad , no one wants to work , so called house keeping never changes bed sheets and we stayed for 5 nights . A/c hardly works , no room service no concierge to even help you with your baggage . You will have the hardest time in your life to locate the hotel . It should be ranked as Minus 4 stars .They want to rip you off in a blink of an eye ( at least they tried but NO CHANCE ) . If you want to recommend this piece of trash place only to your worst enemy's .

Review 89：We were initially shown a room (#32) that overlooked the parking lot and smelled strongly of sewage. Only after complaining profusely to the desk manager and three calls to the manager were we given another (larger) unit at the same price as the one we had reserved. Initially they wanted to charge us €30 per night more just to get a room that didn't reek of sewage! That room should not be offered to paying guests. Period.
