Review 1：Wifi is not free, furnitures are a bit old. It is not mentioned on booking.com that you should clean before leaving (no strict control however, Gabi, the hostess is very friendly)

Review 3：There is a bit of noise from the road when sitting on the balcony but it is quiet otherwise.

Review 11：I stay there in August with my wife and my dog. The landlady has been very friendly. The location of Haus Florian is strategic (4 km from Garmisch, 200 m from the center of the village with its shops and 2 km from a big and well supplied supermarket). Near Haus Florian there are many good restaurant. In 2011 I stayed in hotel in Garmisch but after this experience I believe that is better to stay in Grainau.
Review 12：As noted above, there is a lot of traffic noise which made trulyrelaxing somewhat difficult. However, many of the guesthouses arelocated along this road, so beware in Grainau. We also had a minorrequest to boil some gluten-free pasta in preparation for a race (I amgluten intolerant), but the owner was unwilling to help us out with apot and some water. There was also a challenge with the advertisedwifi (not free, either) - it didn't work. She eventually allowed us touse her house-wifi, but was hesitant. We believe she is well-intended,but the rigidity of her approach generally made it a littleuncomfortable at times.
Review 13：We loved the view of the mountains from the balcony we had (however,it was noisy (traffic) given the main street was where Haus Florianwas (which was not indicated on the website). We liked that the ownerwas willing to sit down with us and actively help us with theorientation as to where to go and what to do. However, there was somedifficulty with flexibility, which we believe someone running aguesthouse needs to have.
