Review 1:A stuff not polite,don't know about sights,only knows about shopping.A reception was usually closed.A room was on the 2 floor without lift. Central air condition wery noisy, it was impossible to sleep.Everything was old and needs to repair,
Review 2:Mattress was very hard, and whoever came to check on the broken microwave left the door unlocked. Twice!.
Review 3:The staff was very friendly and tried to please. When the microwave proved to be inoperable, they brought in a new one. It's on a major street, and excellent access to public transportation. Fairly good foot traffic area.
Review 4:The kitchen area was dusty and wasn't properly set up...dishes were on the floor in the corner. There is a high-pitched hum that sounded like some sort of electrical issue that was quite noticeable.

Review 6:The air conditioner at this place was not working making it extremely uncomfortable to sleep. After calling the front desk and letting them know, The lady said she would call someone to come in and that they should be there in 10 minutes. No one ever showed up and she didn't bother to call us back to let us know no one was coming to fix it. As well, these are the absolutely worst beds ever. They were extremely EXTREMELY hard!

Review 14:The location was great and they have rooms that can be reached without stairs. The room and bathroom are large and clean. Skylight was cool!
Review 15:The walls were quite dirty including the glass in the room. Perhaps a weekly detail cleaning would solve this. The sheets were old and slightly stained.

Review 17:Dirty. Bathroom shower was filthy. Very uncomfortable mattress. Can hear other tenants in their rooms. Street noise was so loud it sounds like they are in your room...til 4am. Parking was difficult to find, even though I was told after booking that I had one saved for me. I would never stay here again.

Review 23:A minor issue was finding the place since they are undergoing renovations and the sign was not visible from the street.I called them to direct me . On site Parking is limited to 4 spots which could be an issue. More off site spots nearby though.

Parking was tight but ideal for my needs. easy walking to small food places for any type of meal.Hot suishi place on the first corner. Mcdonalds on the next. Ideal for longer stays since it has a well equiped kitchen.On a street car route which makes getting around easy.
Review 25:Nothing bad. The facility is under construction, so just the usual with that - rough-looking (but secure) entrance, tarps, no sound-proofing. Nice spot for the price, however, and looks like it will be prettier soon.
Review 26:I had the junior suite, and was surprised at everything that was included - well-equipped kitchenette, recently (and nicely) renovated bathroom, ironing board and iron, water bottles (on arrival). Pleasant and efficient staff. Could not have been better.
Review 27:Kitchen was a joke. No counter space. Couldn't open fridge door. Microwave was on a chair. Dishes were on high closet shelf. No lamps, click/radio, phone or cable TV. No dresser for clothes or comforters on beds.

Review 32:it was a building site, arrived in the pouring rain, Taxi driver could not believe his eyes, as per booking.com the photos were a total lie. Kitchen had wires hanging out of the walls. it was not a functional kitchen, pots and pans on floor utensils and plates in the refrigerator, no where to prepare anything, no table just two plastic chairs, when we complained they decided to not understand English. We have handed this over to the Municipal Building Board of Toronto who are investigating it. We seek reimbursement from Booking.com. It was an unfinished room with building work ongoing. The photo's in the advertisement are not what we got. We have our own taken at the time. Our last email from the government dept handling this complaint, we noticed it was also sent to Booking.com

Review 34:The hotel is under construction. We drove around looking for it because it had no signage. Parking was poor and their reception had boxes of files and mattresses thus not a good first impression.

Review 36:Poor location and extremely difficult to find. This "hotel" is a work in progress and might actually resemble their name once finished - assuming that your idea of urban living in TO means closet sized quarters and the absolute bare minimum of comfort and convenience. Until then expect cranky, disinterested staff, no kitchen facilities, no closet or dresser to store your gear, no facilities, no basics like an iron or coffee, in some cases no bed (my "suite" featured a box spring and mattress on the floor), no attention to cleanliness (my towels were conveniently covered with hair so I didn't have to feel guilty about soiling them myself I suppose), and sections of the "hotel" exposed to the elements (some of the doors haven't been installed yet). On the plus side I now have a better understanding as to why this city has embraced Rob Ford as their mayor. Well played Urban Living Suites...well played...

Review 39:No security, staff leave at 11pm and not back until 9 am. Had 2 men walkinto my room at 8 am looking for their reservation since no one was in.Front door left unlocked all night. Full Credit card and personalinformation were left out in the open on the office desk for anyone tosee. There was 3 different sheets out with individuals names, addressesand credit information that could have been taken or photgraphed whilethe workers were in the back getting keys. -Not organized at all. Floorswere filthy. Dishes were stored in the fridge and oven. Dirty sponge atthe sink to clean dishes, no paper towels for clean up. Also did notrespond to a request to have the room cleaned. There is no dailyhousekeeping service either. No a/c in the bedroom - portablea/c in the kitchen that was very loud. No curtains on the highwindow in the bedroom making it difficults to sleep. I had a reservationfor 2 nights. I do not recommend this hotel for anyone.
Review 40:Kitchen was not finished yet...therefore no counterspace and dishes were in the fridge, had to ask for a coffeepot...which was given to me. high pitched squeeling noise...came from the fridge... therefore could not keep the fridge running. needed to ask for a plug so we could take a bath

Review 45:The customer service received upon calling beforehand was not too impressive, neither was the individual at the front desk as well. Due to the renovations, the hotel is hard to locate and also very sketchy once seen. The parking should be also more readily available, only were 7 spots which is not enough for hotel guests.
Review 46:The rooms were not what we expected, but even better. The newly renovated rooms were spacious, included the perfect stay. Wifi was included which was great, and in the fridge there was utensils for our stay, along with cups. Felt at home!!
Review 47:We had booked two rooms, however only we were put in one room and the hotel staff brought in extra beds for us that were stuffed into the one room. Nice gesture, but we had paid for 2 rooms, and there was no refund given even though we only stayed in the one room. Bedsheets were yellow. The outside of the building was a run down construction zone.

Review 49:When the staff member led me to the room, he opened up the door for me and poked his head in the shower then said "Oh, there's no shower door..." then did nothing about it and left. The shower door was just sitting in the closet, and I was the one trying to fix it. We ended up having to shower and make a huge mess all over the floor, and we were unable to clean it up as we only had two towels for the four of us. There was also old, used soap in the shower, which makes me wonder if they even cleaned it from the last use at all. There was no phone in the hotel room for us to call the front desk, which I needed to do several times throughout the night because I don't have long distance calling on my phone, but couldn't. There were four of us staying, and even though I was promised a room with two queen beds, there was only one bed, and a pull out couch with no mattress. We looked in the closet and saw there was a single piece of foam, so we had to put that on half of the bed, and my other friend ended up sleeping directly on the box spring and she was extremely uncomfortable as springs were digging into her body all night. The location was also inconvenient, as the front desk was down the street from where the rooms were, and we were in a pretty sketchy part of Toronto. We didn't exactly feel comfortable walking down the street in the middle of the night so we couldn't do anything about our room. Around 4am we were also woken up by the people in the room yelling, screaming, banging on our walls and listening to extremely loud music, and although that isn't really the hotels fault, if we had a phone we would be able to call the front desk and ask them to send somebody up to quiet them down. When we got up in the morning, there was a broken bedroom door down the hallway, and we had to listen to it beep for hours as no staff had come to fix it. We only stayed in this hotel because there was literally no other options.
Review 50:I mean not to be rude, but the only things that this hotel did right was free wi-fi, and adding a little sunroof to the bedroom.
Review 51:The first room we weren't sent in was poor renovation no tv, I asked to be moved spent 105 on a room not properly equipped with all toiletries and was woken up abruptly by all the noise of renovations. I will not go back. Too overpriced for the quality. I could see there is potential though. The staff seemed friendly just. A little nervous.
Review 52:our room had no window and no air movement nor air conditioning. it was very difficult to sleep and not a nice place to be during the day. There was vandalism in one night...broken glass and yelling...which was quite scary.There is no staff there in night so we did not know if someone was dealing with what ever was happening. many lights did not work, and stove did not get hot enough to cook on.

Review 59:I was excited to book a bed and breakfast, i had never stayed in one and watched too much tori and deans show when they buy a B&b, that week i was having a stressful week, and couldnt leave town, so i planned my own solo escape downtown to escape my problems for a day, i needed a vacation, but could not travel far, when i arrived i was a bit confused as to where the place was exactly, but i found it quickly its just off church north of wellsley. And After the last place i had just stayed at was a shady motel that had nice photos, and a 7.3 rating, and was disgusting, so i almost was expecting the worst when i arrived oitside. The building is a gourgeous older town house, which i personally love older artchitecture, and got a feel, that the house definately had a history. the common kitchen is very nice and full stocked, there is a full kitchen to cook in, and fridge full of food mostly breakfast foods, i was very nervous that i would feel like i was in a roming house feel, which is the exact opposite, although there are communal areas, i didnt feel like i was a backpacker, its a very comfortable place with nicely furnished rooms
Review 60:Room wasn't real clean. Lotsa hair around the room. Especially in drawers under beds. Large set of stairs to walk up. No lift. Not good for people with larger cases.

Review 62:Very noisy location or at least our suite (some rooms may not have windows). The suite on Dundas only has single pane windows, not blocking most sounds from the street. The suite would also be cold in the winter, there being significant window wear from high humidity condensation. Cleaning staff did not speak any English. The four buildings comprising this hotel are under construction, meaning that access from the street was not keyed, although the security on the door of the suite seems adequate. There is no significant, clean store to buy groceries near the hotel. although Chinatown is 4 blocks away.
Review 63:Very clean apartment with queen bed, good central air, compact space with just enough room for two people to prepare meals - microwave, stove, fridge, table and two chairs. Staff provided extra pillows even at midnight, although request had been made earlier. The location is excellent within walking distance from the AGO and with good tram connection in front of the door

Review 114:No telephone in the room and when you don't have a GSM type telephone, there is no way to contact anyone when party gets too loud at 4:00 AM. Hot water was not always available. Parking is very limited to 3 spaces in spite of advertising that there is FREE parking. Noisy units in front due to trolley tracks early in the morning. Lobby open only at limited times, you have to call and someone will show up (as long as you have a GSM type telephone or use the telephone call box across the street). Front of building is boarded up under construction and it appears that it won't be finished until the end of this year. No temperature control in the room.

Review 119:Property charged my credit card the instant i made the reservation. Although i was paying in cash, they still put the entire charge through on my card. it took several weeks for them to admit they had double charged me and to reverse all the charges on my credit card. The cancellation policy is extremely aggressive, so be very sure of your dates. The first room they showed me did not correspond to the photos on the site, apart from being windowless. Overall not great value.
Review 120:Location on the Western edge of Chinatown area seemed good on the map and within walking distance from Downtown, but there are few facilities near this property. Kitchen had adequate items. Wifi was mostly OK. Cleaning is on request and fine even though bed not made. If you get a room that corresponds to the site photos, you are lucky, because this place is not a great value and the cancellation charge is very aggressive.
